Description: The Watershed Tavern building is a two-story, brick Queen Anne-style commercial structure prominently located on Route 7 in the Brandon Village Historic District. Built in c. 1885 adjacent to the falls on the Neshobe River, the building was most recently used as a restaurant/bar and was vacant and on the market when Tropical Storm Irene hit, flooding downtown Brandon and damaging this building. As a result, the purchase price for this property is now a low $75,000. The new owner will need to make some structural and other significant repairs to the building but it is definitely in good enough condition to be rehabilitate.
Ideal for retail or office space, the building consists of a main brick section on a stone foundation with a partial basement and a rear wood framed addition. An exterior stair is the only access to the second floor. The front façade has an arched, multi-paned stained glass window and decorative brickwork.
The Preservation Trust of Vermont acquired an option on the property and is looking for a buyer to rehabilitate, make structural improvements and flood proof the building. Initial engineering assessments have concluded that a new steel beam frame should be constructed to replace the existing wood beams now supporting the building and that the rear wood addition be demolished and replaced in-kind.
At our request, personnel from the Vermont Agency of Natural Resources and the Town of Brandon have visited the site and agree that permits for repairing the building can move ahead.
